The Bend Master Plan

The Bend is a long-term development prioritizing placemaking and seeking to energize the underutilized waterfront along an iconic industrial bend in the Tennessee River.
The project will create a vibrant and innovative destination for Chattanooga and the surrounding area. Former iron and steel mills will be repurposed into a pedestrian-friendly, multi-modal extension of downtown offering a mix of innovative and flexible office spaces, markets, maker space, tech hubs, industrial, residential, retail, recreation, entertainment, amphitheater, and green spaces. The goal is to create a dynamic day-to-night waterfront experience. The historic industrial location will inspire a unique aesthetic and reconnect the city to the river in a new way.
The masterplan administers a new urban design model that maintains roughly 40 acres of land for industrial use and intertwines approximately 70 acres into a mixed-use, high-density urban core that is a place to live, work, and play for all. In total, the project should take about 20 years to be completely built out, and once finished, it will essentially double the downtown area of Chattanooga. In the first 10 years, the developers envision about 152,000 square feet of office, 450 residential units, and 100,000 square feet of retail and dining space.
