Tinker Ma lead the design for the adaptive reuse of the former Southeastern Automotive Warehouse at 1607 Central Avenue in downtown Chattanooga, Tennessee. This transformative renovation involved the removal of existing exterior and interior walls, roofing, decking, and site paving. In their place, modern and sustainable materials and methods were employed, while preserving and building around the original steel structure.

The completed renovation delivers a flexible 'white box' build-out, accommodating six tenant spaces ranging from 1,900 to 5,700 square feet. Designed to support a vibrant mix of uses, including restaurant, mercantile, office, and retail, the reimagined space offers 22,000 square feet of interior conditioned area and 5,000 square feet of exterior patio space. The renovation strikes a balance between honoring the building’s industrial past and meeting the needs of a modern, mixed-use development.
